STR management is 20-25% (I would recommend self managing or getting a VA), since income is higher you could probably get away with 5% for maintenance / cap ex but remember you need to cover utilities and cleaning for these units which drives up costs.

The main factor is will rents cover the debt liability and can you sustain 3-4 months of no income to cover the debt? 

Getting into the house and house hacking at the very least (when done correctly) puts you in a better position to save more aggressively especially if your entire housing payment is covered.

@Mohit Gupta  depending on number of occupants your regular insurance can cover it, read the policy, ours covers two roomers.

i am not looking to be spending my days on the lake, I am looking to replace my day job income, and growing my portfolio.... but it is important to cover my costs first, which not 20k/mo but, that is what i'm accustomed to regularly (or more). 

You could be in an expensive market, like LA, but you inherited a property or you got a killer wholesale deal or subject to and the numbers could be very attractive compared to buying off the MLS for full market price in the same market.

An owner would be foolish to cover all utilities for an S8 tenant.
