Buyers agents will need to get an agreement signed that they get paid if the seller doesn’t. 

Jason - The reason I own a parcel is because my initial intent was to build a single family LTR and unfortunately I signed a build contract with a builder that I relied on a turnkey provider to vet. 

From what I've read, all I need to do is fill out a Quitclaim Deed, sign in the presence of a notary, and record it with the county clerk where the property is located.

Do you think that was more like an EULA on a cell phone, just some legal mumbo jumbo you had to sign through to get things done but didn't really believe was ever a "real" potential? 

So have your LTR tenant sign a separate document acknowledging that they realize there will be transient guests next door.

You will sign an affidavit at closing that you will use the property yourself for at least 15 days out of a year.2. and you cannot use rental income to qualify.

The applicant with esa/support animals pays nothing to sign up and petscreening will verify that they are properly registered as such and that they are not trying to claim that they are and save money on potential extra pet fees/rent. 

Do you frequently require subcontract and vendor engagement (lawn care, snow removal, building maintenance, management company etc.) and if so, do you sign contracts and require that you are listed  as additional insured on their insurance policies?
