Owns are scrambling to sell or transition into an annual rental. 

It doesn't even matter if it is a dropped 3rd strike and you scramble to first. 

ONE DAY before the 45 day identification deadline the seller advised they can’t sell the second property in the same calendar year because of capital gains on both.I scrambled and identified two additional properties before the 45 day deadline.

It worked great until funding for that agency was cut and then he was scrambling to cover mortgage payments and find other tenants and uses for the properties.

Not sure how this came about in Washington but in Oregon it came down from the State and the local Planning Departments all had to scramble. 

Snow removal is extremely expensive for what it is and you pay for it even if you don't use it or they do a poor job.I have been doing it on a case-by-case basis but it is always a scramble to find someone and many times it ends up just melting away by the afternoon. 

We are now scrambling to find funds/partner to get this project done so we can sell it and recoup what we've invested and hopefully make a profit.  

Yes, you might be able to squeeze another year out of old equipment, but I'd rather shop for the best deal and upgrade HVAC when I have time, perhaps in the HVAC off season which is late spring or early fall when contractors have time - instead of scrambling in January and paying a premium for the repair and a hotel for your tenant!

You could scramble right now to try to estimate your tax liability/refund before the end of the year with a CPA and take steps to optimize them, but this will be challenging in such a short period to execute.  

Quite possibly once you are in you may be scrambling to stay up with a mortgage and not be able to afford to buy rentals.
