I'm not sure how credible it would be but surely you could reveal some sort of wave I'm sure.

My fiancé and I are currently in negotiations on a triplex and the inspection revealed some unexpected repairs.

There is some repair costs needed to touch up the place like carpet and fresh paints, will this be something that we will need to do prior to having the tenant/buyer accepting into the property?

I think they might be trying to make it non-obvious to the seller and listing agent that they are themselves an agent (even though a quick google search will reveal this fact, most homesellers don't google search the name of their buyer).Real estate investor that happens to have their real estate agent license.

And your seller would be able to go into their next deal with an all new basis and fresh depreciation.

That can be far more time consuming....and mistakes can reveal information that can cause myriad problems.  

They are fresh renters so they are just getting their first water bill.

My plan is to get a prepaid list of fresh probates, have a detailed mailing campaign, make phone calls and have a means to close deals.

Maybe this just spawns from my desperation to be free from the 8-5 cubicle life, but thought I'd reach out to the BiggerPockets community for a fresh perspective.Anyone ever been here?
