What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

New Jersey’s Anti-Eviction Act does not require any written notice for non-payment of rent.

Credit is a factor as bad credit may limit options, or may have the lender require you to put 10 or 20 years of taxes and insurance into escrow. 

Vacancies, tenant turnover, or non-payment can impact cash flow and delay your plan.Time and Effort: Managing multiple properties, handling rehabs, and dealing with tenants requires significant time, energy, and expertise.

So it was going to require more tenacity by you to get the deal sold either way.  

Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

Right now there's huge concentration, but as this continues to build out and we see north of the high 30s GW by 10 years from now it'll be almost a requirement to keep some type of locality based risk assessment and to diversify. 

I know I'm more limiting than most but here's what I require, and so far no problems yet.
