You have to move against the herds. 

Hello everyone,My current rehab project is in need of new flooring and I would like to spend the extra money to install radiant electric in-floor heating.

Basically it doesn't address your specific question, but it seems that there are 2 likely outcomes.1) As soon as you make a bid the herd mentality kicks in and it is assumed that the property if ok since someone felt confident enough to bid, and then the price quickly skyrockets.2) GSA will not end the auction and will keep extending until they have received a high enough bid that they feel is commensurate with the FMV of the property.

I have 3 rehab projects going on now, a small, medium and large one in multiple states pulling me in different directions, I want to complete all 3 projects and sell at least 2 of those this year.I am thinning the herd on rental properties. 

Once you post it, provided its a deal, thats when the herd of buyers start blowing up your phone to beat out the next guy. 

I'll go ahead and drink un-homogenized and un-pasteurized milk from a local herd, and you will likely continue to buy yours at the store in a plastic jug.

My main take-away was to not be afraid to go against the herd by following your own instincts and sticking to the numbers.  

I won't give you any odds on August 1 being more likely than ANY other day.The herd will do what the herd does, when it does.

Just put another one in escrow at 595k. that 176 Dunnemann ave. so if you have gotten in before the herd.. and identified a place you can buy homes for 10 to 20k rehab them for 60k and sell for 150k..
