A designer (I'm thinking of a fresh grad architect) should be able to work with you more vs a full architect, I like giving opportunities to fresh starters to build their profile and for a cheaper price.

The rates are higher still but as you increase your investor maturity profile and have multiple SFR's you most likely may end up getting a portfolio loan.
