I've been looking for the perfect property in Kansas City for my first flip for the last couple weeks (of course this makes me nervous) I have a good connection on all/any repairs that need to be done. 

@Abhi Jain  if your already this nervous  then you should probably go with your gut instinct so you don't worry yourself.. there are literally hundreds of turn key providers in the US.. you may want to do a little more shopping and research before you hone in on one company..

We wouldn't really be interested in buying the house and holding it - we have a goal to start August 1, we were just a little nervous about purchasing the house, starting the renovations and then not securing the financing to finish the deal.  

I currently am working a marketing campaign of about 1250 pieces; I'm kinda nervous of what to say when calls start coming in.

That doesn't necessarily mean it's a bad investment, but it would make me nervous. 

I will say, we were pretty nervous waiting for the appraisal.

I suppose it's all in the numbers, and the duplex+single family home for us to live in seems to make financial sense, but I'm nervous about getting into two separate properties as opposed to waiting for one bigger property to come on to the market to get it wrapped up in one mortgage. 

Even though I see the liability of risk (which makes me nervous), I don’t see any better options out there.  

He was very nervous and I feel that he might be in denial about his situation.

I always get a little nervous when trying to lock in on an ARV knowing that in 2-4 months things can change drastically.
