I applaud your honesty OP.

It turned into a blame-game between them and my hosting company (godaddy) and to be honest, I was much more comfortable with godaddy's explanation and understanding of the issue.

In honesty I would say block them out until you can prove them wrong.

But in all honesty, the total closing costs for a direct sale with no commissions paid would be roughly 5% and an attorney and title company is all you'd need to get everything set up and filled properly through closing.

@Daniel LynchTo be honest I don’t know how straight forward you are in your relationship but for me I’ve always been straight to the point some times coming across as blunt but my girlfriend loves me because I am who I am and I don’t lie about anything.

In all honesty, I don't think most realtors would take up flat fee for a listing, and if they did, they wouldn't put much effort in getting you the best price, since they get paid the same no matter what.
