Word of mouth has done very well for me for this reason.

So its word of mouth and trust.

I use yelp and google reviews after I try word of mouth. 

Overall great deal for you, but it may not leave a good taste in the HMLs mouth and end future chances of doing business together

How do you guys find your private lenders, (I assume word of mouth and asking around) and how do you guys like to make this a good deal for the lender and secure the financing???

And I can honestly say I've had much better results doing it this way than by hiring someone through word of mouth.
