We would handle the guest communication, coordinating cleaning, minor repairs, stocking supplies, calendar management, etc.

Its caused him to go in to extreme debt and he just needs to get this handled.

Definitely check in with your lawyer to make sure everything’s above board, but these steps should help you handle the situation while keeping the tenant relationship intact.Hope this helps!

Just be sure you can handle the negative cash flow for now and have a strategy to improve it later, like refinancing or increasing rent.
