Hey @Steve Watson - Without getting into a long winded explanation which should really come from an accountant, I can tell you that if you use a cash basis for your accounting (rather than accrual) you recognize the income when it is received rather than when the sale is made. 

The next day his wife  called me in the office and handed me back the check with no explanation.

I have researched articles about cap rates but was wondering if someone could give it to me in layman's terms with specific examples and explanations of how they affect the overall evalutation when trying to figure out whether or not to buy the property.

Some of the advice that I have heard is to keep the properties in the same geographic area to make it easier to obtain portfolio financing.
