Considering these are massive investments that have significant importance to me, I enjoy the time I spend managing the fruits of my labor and ensuring my growth. 

The juice wasn't worth the squeeze on a $400k house. 

I'd buy some bags of fruit, beef jerky, cigars, 40 oz beers, half pints of liquor, toilet paper, hustler magazines, microwave popcorn, chocolate candy, etc. and put them in a box. 

Take the first applicant that met your criterion and most willing tenant gets the juice.

@Mindy JensenThat's great news for all as it shows that the vibrant BP community is neither static nornear its peak.There are a myriad of solid reasons why so many souls are eager to join BP, such ascommunity help and guidance, proof of others' accomplishments, camaraderie with like minded individuals, trove of educational material for free  to name a few.In joining BP newcomers and returnees invest their time in something that can bear financial fruit only by them taking action as they embark on their REI journey.

I have several other residential opportunities here and am looking to develop a fruitful, long term business relationship with a lender.

Fatco wanted 5 years .. but we got Fidelty to insure the day we got the Tax sale deed and recorded it. the fact is there is no redemption period in CA.however reality is if your only buying a few properties a year your not going to have any juice with a title co.. the one that insured ours ( we closed 500 plus transactions a year)..worse case scenario is wait a year and sell it.We did have one property that we bought were they challenged the sale and the county F up and the judge nullified the sale.. so one in 40 years

However, I’ve heard from others that it wasn’t the most fruitful of places.

Additionally there was a empty orange juice gallon bottle container outside of the condo unit used to water the plants outside and they just left it in the picture whereas I would’ve moved it out.
