Doors get punched a lot when people rent, your going to replace some of those, you will spend a lot of time in Lowes or Home Depot.Spruce up your outside property with new paint on a fence, plant perrennial flowers, and replace bad grass with sod and water water water.

Most of my homes are newer so repairs have been minimal, however I try to invest with an eye on long-term minimal maintenance, so I take that year to swap out carpet with laminate/tile, minimizing yard maintenance (taking out flower beds) since renters just dont maintain yards, painting rooms that are more kosher towards renters vs. homeowners looking for their ideal home and enjoys wacky colors.

I will need to have those trimmed twice a year, plus I will probably ask them to do some flower beds sometime in the future (which will mean pulling weeds too).

I find it funny I see rehabs spend thousands on the house and the yard looks like crap no flowers and most of their idea of landscaping is crappy bushes be different put actual flowers!

How to reach an asset manager..Hire a private investigator to find out who they are, what office they work out of and the name of their executive secretary.Have the investigator find out what organization(s) or clubs the manager belongs to, show up at one of their meetings as a true believer who has fortuitiously "bumped into them".Try sending a big bouquet of flowers to the executive secretary along with a singing telegram person who will deliver your message and hand him or her some ballons and a bottle of good wine with your compliments and business card.
