One of the hardest things with flipping it seems is having a good contractor to work with but recently we've been working with a young talented contractor who had done some nice work on one of our properties and he has expressed interest in getting into flipping.

I saw this sentiment expressed across multiple forums in the wake of cancel rent, too, of how it would be sticking it to the greedy "lox eaters" and etc. and etc. 

Fact and truth is wholesaling is grossly over-complicated, for the expressed intent and reasoning of selling programs, books, mentorships and so on.

There is a way to diplomatically point that out, expressing that you don't appreciate being exploited, and explaining that your investment goals and timelines are no less important than his. 

There also is a section in the PM contract about the "Entire and Binding Agreement" that says that "Parties agree that this Contract expresses the entire agreement between the parties, that there is no other agreement, oral/otherwise, modifying the terms and this Contract is binding on Parties and principals, heirs, personal representatives, successors, and assigns.

I discovered and learned all I could about the option agreement and selling the option, so I went and spent god knows how much time doing my best to write a thorough contract that is legal and hopefully good enough so the lender won't have any issues with the contract itself.I cannot express my gratitude enough for all the advice and help.
