CoCR includes the mortgage payment.You're confusing CoCR with the CAP rate which does NOT include the mortgage payment...and is only used for commercial properties.Keep in mind that both CoCR and CAP Rate are only applied the first year of the corresponding investments.

In your shoes I would speak to a lawyer, and have them handle all correspondence from there.

I have contacted them for a quote already and have gotten correspondence back (in pretty quick time too).

However I am quickly finding that rents are correspondingly low which makes it plenty tough to find deals that pencil out.
