Is North Detroit (48202) good to invest in?

I’m currently interested in and considering buying a duplex in the 48202 zip code of Detroit, said to be a “newly desirable” area to consider. I am a native Detroiter who hasn’t lived there for a many, many years, but am still somewhat familiar with the city.  Can anyone give feedback on this area?  I believe its considered the North End of Detroit (48202).  Is it worth investing in?

I understand. Yes, things can change drastically within a city block or two. I’m just starting to do my homework and research in considering Detroit property. I’m a multi family property owner in LA, but am considering other markets. As I learn and grow my network, I’ll keep you in mind to tap into if you don’t mind. Thank you for your comment above.  You’re my first correspondence on the BP forum.  I’m getting the hang of it. :)
