Is North Detroit (48202) good to invest in?

I’m currently interested in and considering buying a duplex in the 48202 zip code of Detroit, said to be a “newly desirable” area to consider. I am a native Detroiter who hasn’t lived there for a many, many years, but am still somewhat familiar with the city.  Can anyone give feedback on this area?  I believe its considered the North End of Detroit (48202).  Is it worth investing in?

I understand. Yes, things can change drastically within a city block or two. I’m just starting to do my homework and research in considering Detroit property. I’m a multi family property owner in LA, but am considering other markets. As I learn and grow my network, I’ll keep you in mind to tap into if you don’t mind.
