Hi my name Jefson I am looking to hang with other investors in the Tampa Bay Area.

In an attempt to work with the guy (since he had been there for a few years prior)  when he said he needed until the end of this month to get a place for him and his dogs (while threatening to make moving out a pain for all of us if we didn't let him hang until then) it seemed like the easiest thing would be to just have him for an additional month and then have him out after this month. 

She is patching and returning everything else to move in condition (why do people have to hang stuff on every wall!!??)

Then you’ll get the hang of property management, maintenance and repairs.

I have a great job but Id rather mountainbike and hunt every day while my kids still like hanging out with us.  

My wife hangs her license with Direct Realty, a 100% company.

Not really sure what a good deal looks like but looks like there are some low hanging fruit with this property.

I have around 10 years left in military before I intend to hang up the hat, so our goal is to replace my income before I retire (but hopefully we can do a lot more than that.)I look forward to being more active on here, and hopefully meeting some fellow investors near Fayetteville!

@Peter Stewart Why not do an incremental rent increase (3 to 5%) now and every 12 months to try and hang onto current tenant until you sell and do the 1031?
