Here are the numbers:House 1) Purchase $110kARV $198k Needed Repairs $10k (Fix garage door, broken fence, front porch tile, tile master bath)Additional Upgrades $20k (Upgrade dated kitchen with painted cabinets, new countertops, backsplash, appliances and flooring, upgrade stackstone fireplaces, increase size of master bath shower and upgrade with tile, laminate flooring throughout).10k would make it the cheapest home for sale and $30 would make it the nicest home for sale.

The price was at least a $1000 dollars lower than other quotes we got.Quoted me:$1950 for everything that included:White Moon GraniteInstallation and Haul AwayA Free Single Sink and InstallationI'm planning on adding to the order:A Double Sink & Install +$350Plumbing +$250Granite Lip + $400Additional Total = $2950He also quoted me a subway tile backsplash for $2000, if I decide on that I'm going to try and talk him down.

If kitchen needs a backsplash, you can put in the peel and stick imitation tile that looks pretty decent. 

I haven't been as active with only 1-2 updates a week but looking back it'll be a good progression.A couple days ago I went to Floor & Decor to pick out flooring and back splash.

Replace most lightning, 1st Floor- Walls/ceilings (repair and paint, popcorn ceiling removal), hardwood floors (repair some areas /refinish), tile floors (reglaze &/or replace to be more modern/consistent, Kitchen (glaze tile/back-splash, paint cabinets, recover counter top, replace sink, repair wood below sink, replace appliances, replace stove hood-vent)...

Can you  imagine how many more deals we could do.Home Depot kitchen cabinets, countertops, sinks, faucets, backsplash, and a slight staging to that house that flows from the entry to the back door. 

For the kitchen, the cheapest and easiest things would be to add backsplash and paint the cabinets.

I am going to add a kitchen backsplash, paint/finish the baseboards (missed this in the walkthrough), buy a garage opener, ect...

Every time.Here are some examples of what I have done recently.You may want to consider a tile wall behind your vanity as well for an upscale look instead of a traditional backsplash.
