We've done a lot of deals this year, crossing the 3.2 million mark this week, so I'm just looking at it from 30,000ft type thing.

One of the big topics I will be looking for on the forums are the issues with "cross border investing" I have been absorbing the podcasts as fast as possible, as there is tones of great info and tips sitting in there.I am sure I will be searching for / posting LOTS of questions to get things off on the right foot!

When the seller counters however, how do you determine where your line is that you don't cross?

You could always cross it out, initial and add"this contract is assignable."

The seller has offered to finance at 7.5%I contacted to seller to ask questions and get a feel for his need to sell but he is only dealing with me via Email, and I still only know the cross streets.I asked him in my last email about the Lot size, the Address, if the are any back taxes, if he is the owner or someone selling for the owner.....Questions:If I am able to talk with this gentle man on the phone, what do I ask him?
