Conversely, if rates spiked I could have asked them to re-amortize the loan back out to 15 years and by stretching it out lower my payments and preserve my cash-flow.

@Michael Blair The spike in rental rates (and property values) over the last 10+ years has made investors LAZY!

Electric can also spike in the summer with A/C.

If its in Arlington or Alexandria VA you will likely see a nice return in the future as " Arlington Home Prices Will Spike 17.2 Percent by the End of 2019."
