And it is true we do get a special pricing from the vendor...net it's probably nearly a wash, but overall makes the managing of the project smoother..so that is the benefit to the client in not contracting separately.So this comes down to you understanding the charges and the amount of the surcharge, and the PM demonstrating that they provide value for you by doing this.

We control 12-14k lbs of linens a month right now, so I’m thinking that we can more than pay for a laundromat just paying $1 a lb for wash and fold, and then any business walking in the front door of the brick and mortar location is just additional revenue.

Shampoo, condition, body wash, hand soap, coffee, creamer, toilet paper, paper towels, laundry and dish detergent, copious amounts of sheets, pillow cases, blankets, etc.Nearly every Airbnb host I have talked to has lost money on cleaning fees, so there is another expense.
