Borrowers no matter what color or flavor simply in many cases did not understand their documents.. 

Subtle sarcasm is not hard to read.

In all honestly Im leaning heavily towards our banking relationships as they all seem to have some flavor of ACH in their portals, I would have one heck of an argument to get something like an erentpayment failure reversed, although they overall lack the integration with our accounting packages or the automation to apply late payments (for example) automatically. 

Like BiggerPro said in his subtle manner, in this business knowledge is power.

The longer I have been in this business the more I have found subtle hints that don't show up in common avenues.

But I don't want anything that will highlight any subtle unevenness.I like your rehabs, that looks really nice!

That is between you are your conscience but to be honest there was alot more ignorant tripping going on there.BTW it is a much more subtle way of ensuring that you don't get an American applicant than advertising for a tenant in Spanish, Urdu or Polish, but what would you know about that.

As a dirt poor NY Immigrant that grew up from a 2 year old in the late 60s, living in the Alphabet City neighborhood in Manhattan, my experience by being beat up by virtually every kind of Gang, Hispanic, African Americans, Whites ( Irish and Italian gangs basically), etc.... embedded into me that Race plays both an obvious and subtle role in our City and I'm sure that extends throughout our Nation.

What goes through my mind is a view of a turquoise ocean, white sand, red sunset and the flavor of rum punch...I sit and ponder what it is that allows me to enjoy such an experience...
