Do you think it would be better for her to hang on to it until spring and try to sell again for the higher price?

Safe revenue when I am up and running full STR in the Spring is 50k, but I think I can do closer to 75k and up with a few tweaks.

High efficiency appliances were utilized including HVAC, light fixtures and water heater.

Normally we do not have vacancies in late fall through mid spring and fill our vacancy in first open house.  

So long story short we have a traveling nurse staying at our rental that got some water damage when the roof was being replaced, they don't have renter's insurance (which we require in the renter's agreement they sign), water damage has been remedied and is cosmetically minimally affected and still very much in a liveable state.

Not complaining though, i did well during the prime spring/summer months.  

There is roof damage, probable damage to the trusses, and the water line busted.

Massive dehumidifiers are filling with at least 3-4 gallons of water daily - we can't rent until a slew of multi thousand dollar repairs are completed.We were told that the dehumidifiers the sellers had in the house were only used during the spring when snowmelt was very bad.

I was also not told of the unpaid sewer and water fees, my poor new tenant doesn't have water right now.Gary Garrison took over, but he has since left. 

I'm in Ohio - it can seem boring sometimes but I look at it like a base, the weather can be bipolar in the winter and spring but no natural disasters happen here that don't let me sleep like a dog at night, I travel south a lot too during the winter months here.
