I'm no stuffed-shirt, stick-in-the-much.

I put a 1st class stamp on the envelope.

I'm a tool and die maker mostly for metal stamping.

I think the "greys" are a definite time stamp and a "me too" color.

But they would always find people to buy (and lose their shirt). 

And to clarify, sellers do 'pay' to sell their home in reality and on paper, they pay Realtors on both sides (usually), Owner's title insurance, doc stamps, etc....but they don't typically have to bring money to closing unless its a short sale or other negative equity situation.  

Then we all sit back and wonder how we have 5 generations of families living on welfare, food stamps with no thoughts of ever getting beyond it.

Many people will tell you that you need less but honestly it's your first property, and without knowing your income situation I would advise to play it conservative so you don't lose your shirt before you get started. 

Took photos of the property with a date/time stamp the day of closing, and the remaining funds released upon a final inspection of the property / him turning over the keys.
