Are you semi booked, fully booked or barely getting any bookings?

I trusted a few people to do multiple jobs that semi overlapped and they pointed fingers when a mistake was made.

@Kyle C.There are lots of other options for investing $50K passively or at least semi-passively:- Private lending / promissory notes- Multi-family syndications- Self-storage syndications - Short term rentals without owning the property (arbitrage or partnerships)There are a lot of investors out there that start with single family and small multi-family rentals.

we are semi custom though .. so takes us a little longer and totally upgraded compared to the big production builders.that 50,000 number for CA is way off there are literally millions of vacant lots..

My wife has family in and around Birmingham in the UK and so i think that is a good place to start buying (my father in-law is a semi-retired handyman and is more than happy to help with renovations).

The biggest incentive for me to go the ADU route is that the space already lends itself to be an "easy" addition as its already semi-finished with egresses and ceiling heights that already meet code.

You can find deals here, you know you have a semi-motivated seller, and you can get inside the house before putting an offer in.You can ask for financing and inspection contingencies, although the less contingencies the sweeter your deal will look when offering less than asking.
