That got me in the door - literally.Once I toured the place, I bought the seller coffee at a place around the corner with the goal of determining her motivations (while I acknowledged that my first offer was insanely low, I did not push for resolution of price in this meeting - we scheduled a follow up meeting several days later to hammer that out).

Two options. 1: put a disclosure in the listing stating they will be invoices a week prior to check in via resolution center (what I do) 2: raise your rates to cover itThat’s all you can do

I really don't want to be on the board but this HOA has several rules/resolutions that are very anti landlord. 

If there are multiple members I make sure to include dispute resolution in the operating agreement. 

I'm debating if that's the best course of action here.At this point, I'd actually prefer to find some resolution and completely cut ties with this shop. 

The fact of the matter is,if we don't seek out these investors and put a resolution to these homes only the city suffers.

Mediation is the primary mechanism for resolution though some select items can be brought directly into probate-- (mechanics lien, foreclosures) none of which are at play right now.
