I state in my contract that for any work over $300 we seek approval for the repair and always have a quote ready from our maintenance tech if over $300.

Take great notes, and bring those back to your analysis.When you are getting closer to the right property, get informed about what an "offer" looks like, so when the right one is there in front of you you are ready to take action.

So, I generally paint all woodwork bright white semigloss which is the default white color that already comes in cans ready to go.

The way more challenging part is #1 finding the deal of course, #2 finding great contractors that would take on this type of project with payments to them working through installments, #3 finding great terms on your refi.My advice would be to look aggressively for #2 and #3, so if you do come across the golden ticket of #1, you are ready to pounce.
