There is low inventory everywhere and regular home buyers are buying the homes to flip, pushing the prices way up.

I push investing on my friends not to be an a-hole but because it is good for them. 

Wish you well @Bryan Vukelich I love Kailua area but STRs seem pretty limited there and unless I’m mistaken there seems to be a big push in Hawaii to limit STRs outside of resort zoned areas.

I actually have had to fire a couple of PMs over the years that SAID they can manage Section 8 tenants, but when push came to shove on the vacancies it was all lip service and they managed to do everything they could to not put Section 8 tenants in the units.

We've got a batch of 7 lots we're trying to push over the goal line for building permits and we've got another 12 we have in the works. 

I found that every property manager I encountered was a washed-up Realtor who couldn't hack it in sales and reluctantly resigned themselves to "slumming it" in property management. 

And also, if any Repairs are found during the Appraisal , this just further pushes back everything .....

She let me know yesterday that the hospital may push her start date back a week — sounds like it’s due to laggy intake processes (not her fault).
