Low hanging fruits, clean and safe common areas, brand new mulch, flower pots etc.Then I research what similar units in the neighborhood are listed for on Zillow, Craigslist etc.

@Jessica Johnston a $10k price drop does not do anything, perhaps it shows that your agent is not very good.Price strategy should be based on data and experience, we use a matrix to compare the specific performance of any given listing to a bench mark.Good news is, you got showings, so you are "in the market" and probably within 10% of you potential sales price.

i bought tile from floor & decor before for two renovations, got a fair deal there, depends on how set you are on the design i guess - i have decided to replace the carpet in both of the new projects with luxury vinyl instead, i think it looks almost the same but is a bit more 'every day life friendly' today. waterproof, no tiles that crack when you drop a pot or other heavy object, no grout lines that change color, easy to clean, lifetime warranty, floating installation etc.

These realtors differ in that they're not promoting themselves to the masses - they won't have their photos on bus benches...you'll want to look at investment properties that have recently sold - and see who represented the buyer.
