The county that owns it seems to be pretty flexible and is just requiring an agreement to meet certain milestones by specific dates regarding the rehab, they don't want somebody to sit on it.

My advise is for you set achievable goals, measurable milestones to get there and sight specific assets you want to go after. good luck in cornin’ and beyond! 

I handle techincal issues with the handymen and rehabs and my partner deals with tenants and collection.We've just hit a milestone where all our investors and properties are paid off, which gives us the rare opportunity to quit our jobs and live off the rental income.

GitaIn Excel, for each project, I have a list of trades contracted for that project along with scheduled tasks for that trade, milestones and payments for each milestone.

A good milestone would be one deal a month by the end of your first year (part time) which will generate 4-7k net.

That milestone has passed so I’m looking forward to the repayment of the note so that we can get started on rentals.
