The bad actors are not the norm.

There are many free themes out there that contain hidden spammy hyperlinks and, even worse, many contain malicious code.

There is a good chance you will be slapped on the wrist by the SEC or the State which may prevent you from raising money in the future since you would now be considered a "Bad Actor".  

Some are good, but it's so easy for bad actors to participate.When someone sells a property for 2/3 of it's value, that's a cautionary flag, even in the best of situations. 

I also noticed that some my tenants were not very happy with the need to interact with different actors required to get their requests resolved.

I don’t think they’re doing it maliciously.

It's not malicious (for most agents, anyway). 

I am not PC or walking on egg shells around the office...Now I'm not trying to get canned, but I am not a slave to a corporation, I am not an employee who doesn't act or respond like a real human, I am not someone who is desperately trying to get a raise to middle/upper management.

Let's ignore concerns about bad actors abusing the system or bots flooding courthouses with faulty, automated filings.

Yes, there are a few bad actors out there and there are also a few bad tenants who take advantage of situations too.
