If it takes longer for any reason, you have to read what your contract says about it, but you may not have any choice but to let them keep working on it.However, if they have breached ANY other provision in the contract- ghosted the job site without written notification and justification; not followed the scope of work included in the contract; violated any black and white term of the agreement- then maybe you have evidence to claim breach of contract.

Finally, if you checked the area comps and they support your offer price and the bank counters, feel free to submit to the bank comps on an excel sheet with your justification for your original offer price or a little closer to their counter.

If you cannot find appropriate comps, you have no justification for any value and are very dependent on the whims of the appraiser.

It was as simple as filling out a form from the tax assessor's office with the property information and justification for the appeal (recent comps).The appeal may not be processed until after taxes are due and paid, but since I submitted the appeal before the due date I will receive a partial refund if my appeal is successful.My county works the same as Dave's in that there is a county-wide reassessment every five years.
