After working for someone all my life, I have found out that I want financial freedom and independence. 

Sometimes if a piece of land is grandfathered in, depending on which situation works best for you, you can allow the new zoning rules and laws to apply to the land that is grandfathered in. 

You can get quickbooks online which I presume would be independent of the operating system you use.

The BiggerPockets book on Flipping Houses comes with a standard Independent Contractor's Agreement (and other docs) and talks about draw schedules and best practices.  

@Chanoch Moller, Finding financing independent of banks or different lenders is very difficult to accomplish.

@Aditya MainiI think a mortgage bank would be your partner in the deal and underwrite it independently.

I recently got hired at a stereotypical office job that very quickly made me realize how much I crave financial independence.
