Hello, I currently use a combination of Cozy and bank statements for accounting for 13 units (mostly SFR) I currently have, but am looking for suggestions on what may be best moving forward with a growing portfolio.I like how easy Cozy is to use and you can use someone without accounting experience to add in appropriate expenses for each property each month.

I went the submeter route and am very happy with True Submeter, they send you the kit to have installed by plumber. https://truesubmeter.com/Then they monitor usage via the cell network and send you the bill (or your PM) to then bill the tenant.

People’s usage of them are hit and miss and so if you rent out the main house without the garage, it could work.

Fundamentally ADR x nights booked is a reasonably reliable way to calculate gross, but owner usage of the property really puts a wrench in things.

Water/sewer is typically billed by usage, so if the tenants are NOT responsible for it their usage will go up.

I'm a man that values structure and stability so eventually I would like to set up an LLC for my real estate business. ideally I'd like to have a series of LLCs - ironically called a Series LLC (du bum tss) - so I'm glad that Ohio finally acknowledges the usage of the Series LLC...but when is the best time to set all of that up?

You'll then be able to apply the Section 121 exclusion (up to $500K) on the personal use portion while appropriately recognizing any gains on the rental usage portion.Make sure the people you're interviewing really understand these things in depth.
