I would also recommend driving the area at night as what can seem like a not so bad street transforms after dark as the partying picks up and the students get  routey.  

I know that area is under transformation.

I know for me I try to smile a lot and give a very warm impression to people that shows I'm genuinely interested in helping solve their problem.

Genuinely everyone seems interested but they never take action or spend the time to study it.. they just think it's for magical people born with the secret code to owning property I think if you're passionate about real estate you will talk about it regardless and to whomever, regardless.

I am currently an undergraduate student at UCSB with a genuine passion for entrepreneurship and aspiration to become a successful real estate investor.

I would love to see them transform due to the fact that I could afford the resources around.
