Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit.

Other risks, the contractor walking off the job, a storm hitting and delaying the project for weeks, someone breaking into the home and stealing stuff (which happened just the other day to a client of mine), a squatter, or drunk driver driving into the house (happened a lot at my old job as a firefighter lol).

I appreciate the comments, those were good things to expand on.In my on-market business, we deal with crazy reviewers all the time on Zillow or Google and on Zillow, if they were a client, you have to eat it and respond.

Now, you don't need hundreds, or even A hundred clients to achieve your goals.

Most of us don't think to "diversify" in other fields or arenas, much less in a foreign country! 

Because I'm here, active in the market and I do NOT want every fool rushing in and ruining it for me and my clients.    

We then like to provide our clients with photos, tax information and comps.
