It's not surprising that Southern California is largely against short term rentals, as restrictions have increased over the years in places like San Diego, LA, Big Bear, and also the Palm Springs area, which is a very popular vacation destination.

Hey @Brendan Mahony, well your best bet is to find a place in a well known and traveled vacation destination.

I think this is a very easily duplicated model and a great plug and play for tourist destinations with old, outdated B&B's. 

While we're not a major tourist destination, between business travel and the attractions we do have, new hotels and STRs continue to be added.

The unit often sat vacant on AirBNB because the location wasn't particularly close to any vacation or business destinations.

I have also heard that CCIM destination is another option.

Pretty much any vacation destination will have some amount of STR.

My wife and I have finally saved up enough to start to look into real estate investing and we are debating between an STR in a destination market (think Breckenridge, Tahoe, etc. - likely one 2BR/2BA or 3BR/2BA unit) or longer term rentals in a growing market (think suburbs of Austin, Nashville, etc. - likely two 3BR/2BA units).Both would be managed remotely, though we have a lot of family in the potential STR market (retired parent who could help) and we could use the STR unit ourselves for 1-2 weeks per year.

Fresno also seems to be a popular destination.
