Around a month ago our tenants started complaining about it being hot inside the home with condensation and potential moisture problems.

I have condensed those lessons into a report on our website.  

I'd wait until you can do a full forced air system with a condenser instead of mini splits. 

Had their condenser stolen three times, (twice during renovation, and once AFTER a tenant moved in LOL), windows broken through the renovation and appliances stolen. 

Is the most logical option to install a 2nd furnace/AC condenser and also request a new common gas meter from Peoples? 

@Steve LeBlanc, Would condensing your 10 properties into a portfolio loan be an option and then open up the opportunity to acquire more Fannie/Freddie loans?

Filter change, condenser cleaning, and a good look-over of the inside unit.

I previously discovered some condensation related moisture under the counter and thus considering switching it out for a tankless water heater.

(Which, just recently, I had to replace two outside a/c condensers which cost $6,000 l o l)The objective is to buy 60 doors over the next 5 years and hold them as long as I possibly can until an offer I can't refuse comes up or I find a multi unit place that makes more sense than the single families.

Tired of the crack heads trying to steal the condensers for the copper.
