My Rental Portfolio Battle Plan..What Is Your Plan?

Hello to whomever is reading this! I have spent some time working on my current battle plan and want to get other people's input on what their plan is and why.

My plan is to acquire another 6 units this year that meet my criteria (I've purchased 4 so far). My criteria is 3 bedroom brick on a slab homes that are in areas where if I needed to flip the house it wouldn't be an issue. I'm also keeping a buffer of $10,000 per house in case something crazy comes up. (Which, just recently, I had to replace two outside a/c condensers which cost $6,000 l o l)

The objective is to buy 60 doors over the next 5 years and hold them as long as I possibly can until an offer I can't refuse comes up or I find a multi unit place that makes more sense than the single families. And maybe even owner finance them as I get them paid off.

I'm not looking for agreement, encouragement, or asking how/why. This will indefinitely happen. I'm curious to see what your plan is and why you're trying to achieve it. Let me know your battle plan and what you're doing to execute!
