Do you do the same for smokers?

The tenants have been smoking cigarettes and weed in my nice house. 

Cigarette caused the fire and started on the outside of the building.

One unit in the duplex, which is two beds and two baths is a smoker room- and I’m looking to get it renovated, but I don’t want to get ripped off by contractors.

I do not want to keep these tenants, they are paying ~$300/mo under fair value for the apartment AND they smoke cigarettes IN THE APARTMENT.My question is with regards to closing in conjunction with the existing eviction efforts.

He is rarely there when he does show he’s late more than he is on time .. shows up drunk/high with neon purple hair and gets in fights with coworkers .blames everyone and anyone about the cards he was dealt never realizing he is the one dealing out the cards.wears designer clothes ,150$ shoes and buys 9$ a pack cigarettes but complains he’s always broke .

My first rental was a SFH where the owners lived there for 20+ years and were smokers.

"Excess of normal wear and tear" is not "negligence"...Think negligence as unintentional damage caused by the tenant..things like: candles left burning, stove left on, cigarette on couch, kids stuffing a toy down a toilet, causing the water to back up, etc...That stated, your comment: "Additionally, the renters liability portion would also be another layer of protection between visitors and guests and the landlord.

Looking for a non-smoker, Clean background check required, minimum of 600 credit score and please do not apply if you have had any prior evictions.

The property is in need of some TLC, such as paint, they were heavy smokers and smoked in the house, appliances, and some updating.Trying to decide if I should do a refinance or use a HELOC to make the repairs/update to get started.
