If your state is an expensive one it might be cost prohibitive to have an LLC for a small rental business.

I don't do app development but I was told for most sites and businesses it's a lot of work for low payback.

You can simply request a separate check for the $100 increase to bring the total deposit in line with the new rent amount.

Hard part with business is separating your emotions from it.

It will also bring a lot of high paying jobs to the community.

If you have a business you can grow and get financially rewarded that is higher priority then leaving that.
