There was a tenant in place when I purchased the property so I have not been able to test the PMs ability to market for and find tenants yet.

In one of my properties, a tenant is alleging a child tested for lead exposure.  

I have been a local home inspector for over 5 years(950 + Inspections) but getting ready to test my hand at Real Estate investing.

My team and I have been testing a few options since January and the favorite by far has been Monarch Money.  

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

Some sites require asbestos testing and/or possible environmental testing as well where demolition occurs. 

It's basically a marsh mellow test for adults :-)My recommendation: run it through a BP calculator and let the numbers decide.

Steadily failed the test for us.

That said you may test with some smaller units with plans to move bigger if you like the area. 

It was a journey filled with obstacles, tests of patience, and invaluable lessons learned along the way.
