In my area I can really benefit from costlier upgrade, i.e. granite countertops, tile backsplashes, LVF etc.

I think tile and back splashes are the one areas where lazy flippers really do poorly.

Some of the most basic updates ( granite / backsplash /appliances ) in my opinion is what people what right now in a higher end rental, thus getting you way more $s on your rents.

Enjoy this 3 bedrooms, 2 bathrooms home with an in-door laundry, a renovated kitchen with new cabinets, white quartz counter tops, decorative back-splash tile, stainless steel appliances, sink and faucet.

But I also see stainless appliances, stacked w/d, subway tile backsplash...
