This particular client right now though is doing what many do he is flipping to build up his cash so he can then have me fund BRRRRs and he can qualify for the take out loans. 

Not particularly interested at this point in dropping the price anymore (yet, at least).  

I’d love some guidance and insights from those of you who have done similar projects, particularly in Philadelphia.Any advice on navigating Philadelphia’s L&I process?

Typically this particular house hack works best if you don't have young children.  

I have a client who wrangled with this question in particular and we were able to get it all sorted out pretty quickly.

We purchased a property, signed contract for a 45-day SoW (cosmetic rehab, add AC) and after about 30 days it's been radio silence.We have been pretty patient and now at 60-days past closing we've engaged another local PM who is going to be re-keying, assessing rehab status and taking over from here.I think similar to OP there's nothing particularly nefarious or shady going on here, but the follow-through and ability to land a deal is significantly lacking with this team.

Truly sorry to hear about your situation Robin.Not sure about this particular deal but it makes me wonder about deals where a (possibly unsophisticated) PML lends the majority of the purchase and rehab.

@Colton Kotylo, with the new NAR settlement and the ever-changing landscape of buyer/seller representation, particularly commission fee payout, this should have been crystal clear between you and your agent before she toured homes with you.

Perhaps you can find a deal post election but there are going to be other underlying reasons why the particular market is now depressed, not solely election outcome based. 

I’m sure this is an emotional decision and without knowing your particular financial situation or your mom’s I’m cautious to give too much opinion.
