I asked myself the same things others ask before doing this - I'm afraid a) that I won't be able to pay the rental mortgage, b) that the house will need more work than I anticipated, c) that I won't be able to rent the house, d) that the eventual tenant won't pay the rent, e) that the tenant destroys the property, etc. etc.I was afraid of all those things, and some did come to pass, briefly.

I found a property on a listing service (listed by an agent on loopnet) and know of a company has an ad that says they're "looking for properties with equity"...is it acceptable to point it out to the buyer in anticipation of a finder's fee?

.- Scope of Work: This lays out specifically what work is to be done, in as much detail as possible- Materials List: This lists the materials that should be used for all aspects of the job, including where they should be purchased, SKU numbers, and anticipated pricing (if the prices are off, call me to figure out what to do)- Payment Schedule: This lays out when the contractor will get paid, generally using 2-5 draws (depends on scope of project and schedule)
