Save yourself the aggravation and skip ahead to doing what will likely need to be done in the end anyways instead of trying to save 2.5%. 

It's not worth the aggravation for me to track down a culprit anymore.

Every one I have been involved with has been nothing but aggravation. 

Replacing windows within existing siding is much more aggravating and less water-proof.

What is aggravating to me about the whole affordability thing are the property taxes.

Highest return on investment, but highest aggravation, is class C multifamily, in not great areas, but not in horribly dangerous inner city areas. 

As far as holes in the walls, it is unfortunate that some tenants use large nails to hang pictures and they make other holes in the walls for who knows why, but repairing even large holes 12" x 12" inches won't bust your piggy bank because we freshen every unit when a tenant moves with a coat of paint and if you are using a painter worth his weight in salt then he should be able to patch a few very large holes within 1 or 2 hours and the cost for materials should be no less than $30 to not one penny more than $50.You will just waste your time and aggravate yourself by feeling your are a victim and you have been violated.

Yeah, you'll get your occasional crazy that thinks it's unfair to judge them based on their current mortgage(s) being delinquent or that they have aggravated assault/robbery on their records, ignore them.  

I think he got aggravated because his LLC license was not renewed and I discovered it and asked him for details on his completed projects and construction license details to see if there were complaints from former jv partners, especially considering the fact that he wanted me to carry back 30-40% of the project in the form of a mortgage to his company that would have been used to fund the project or rehab costs.
