In my own case I was more afraid of my insurance company canceling on me than denying an ESA animal.

@Ericka Grant,We had a similar situation, young girl LOVED the place, signed contract, paid deposit.. then the day after the lease started, she told us her dad did a search, and said there were too many sex offenders nearby, and she wouldn't move in because she was afraid now (she saw it twice in person, no concerns).    

Don't be afraid to negotiate!

Unless you already have all the resources don't be afraid to utilize other wholesaler's resources

It's unfortunate to keep himself from  making more money by being afraid of taxes.

Don't be afraid of paying a few extra dollars to get you where you need to be! 

But then with another paid off mortgage I'll have more of Thomas' negative cashflow, which got me with the too much cash problem in the first place:)  What I'm afraid of is what to do when my last 2 6% crummy mortgages are gone. 

I think going through the whole process for the first time with someone on the "other side" of the deal that I won't be afraid of looking stupid in front of, or being afraid to ask questions, will be incredibly valuable.
