Fortunately, all we needed was a copy of the PSA, a statement from the broker saying that the deal was publicly marketed with multiple offers, and a couple appraisal blurbs and... boom... you've got a certified, undeniable market value to tie to.

When I started investing the cap rates where about 9, but over the years, consturction has been booming and rents abviously are not keeping up with prices, so by now the cap rates are close to 3 and therefore no longer as attractive.  

The market here is booming. 

Real estate on both sides of the coasts are booming but because of that, investors and developers are slowly going further inland to invest their money.

Some cities have robust traits within the manufacturing sector, urban areas in Florida such as Orlando have a lifeline of steady tourism, and cities such as Seattle have experienced a boom in tech jobs.

The various cities out here each have their own regulations restricting STRs and those regulations can and do change relatively abruptly.

Waterville is booming and the next 5-10 years if it stays on the current path will be huge. 

Right now this area I believe is going to be booming with all the new businesses and projects, including the new minor league stadium.
