I used the BEHR Premium Plus Ultra line from The Home Depot.  

Steer clear of ultra cheap properties that may have sinkhole risk.

The benefit being that it is a slow and steady and IMO safer way to scale, 30 year fixed residential mortgages with ultra low fixed rates (that you won't get with commercial financing), and easier to sell if/when you choose to.

Indianapolis is an excellent market and an often forgotten about city that still boasts a top 12 population and several Fortune 500 companies among tons of skilled manufacturing positions.

Just like you can't say 'I want to make passive income by investing in mutual funds' and then just throw all your money at the first fund you read about, you also can't just assume that whatever TK outift you hear about, or whichever one boasts loudest about their returns, is going to be a money maker or even a trustworthy investment partner.

I have found a number of wholesaling companies online through Google searches that boast great deals for investors and all of them require you to sign up for their "VIP Buyers List."

I would think that if the 92% success rate was indeed true someone, somewhere, somehow would have boasted, bragged, and willingly posted something.
